Jimmy Buffet fans rejoice! The world’s most famous champion of the laid-back island lifestyle is opening a second 55 and over community called Latitude Margaritaville Hilton Head in South Carolina. Being developed by Minto, a well-known developer of active adult communities, the subdivision will have more than 3000 homes when it is completed.
It will include a community town center, retail stores, a resort style pool, fitness center, and indoor and outdoor dining. All in a very luxurious resort style atmosphere. While it will not have its own golf course, the builders feel it’s not necessary since Hilton Head has more golf courses per capita than just about anywhere else in the United States.
Latitude Margaritaville Hilton Head is for residents over the age of 55 looking for a luxurious yet relaxed way of life. It will sit on more than 2700 acres and include a retail shopping center decorated in the Margaritaville style, of course!
There is an existing Latitude Margaritaville community in Daytona, FL which has been extremely well received. Minto and Jimmy Buffet want to open another community in a popular retirement area that provides a fun living and relaxing environment.
Latitude Margaritaville Hilton Head will feature world class amenities, such as a resort style pool and social hall. There will be arts programs, hobby rooms, game rooms, and learning programs offered to the communities’ homeowners. Indoor as well as outdoor dining with tropical themed food and beverage offerings will allow residents to eat out without even leaving their neighborhood. This will be the type of community where you can have a golf cart take you just about anywhere – the grocery store, lunch on the patio, or a quick trip to buy a new outfit.
“The Hilton Head area has long been an established coastal destination for those seeking fun, sun, golf and water,” notes Minto Senior Vice President William Bullock.
The design of Latitude Margaritaville Hilton Head will be influenced by the lowcountry coastal architecture along with the Jimmy Buffet Margaritaville iconic style.
Margaritaville is located on Highway 278, roughly half and hour from Hilton Head Island (HHI). It is in the city of Hardeeville South Carolina and only a couple miles from I-95, making it very convenient to get to the airport and downtown Savannah as well, yet without the price tag of living on HHI itself.
Prices will start in the low $200s going to the high $300s. The sales center had a grand opening in February 2018. Phase 1 of Latitude Margaritaville Hilton Head is currently underway with an estimated 203 lots scheduled for immediate development. There are now nine furnished model homes that opened in Summer of 2018.
How will this compare to Sun City?
Sun City is a Del Webb community a few miles down the road. It is another 55 and over community catering to people who want to retire to the Hilton Head are, but don’t necessarily want to live on the island itself.
Latitude Margaritaville Hilton Head will also be a gated community like Sun City. However, it will be smaller. Roughly 1/3 of the amount of homes that are in Sun City. It will also have its own shopping center and grocery store located inside the community.
“What’s unique to the Latitude Margaritaville Hilton Head community is the publicly accessible – but also golf cart accessible for our residents – retail center,” Minto Communities Senior Vice President William Bullock said earlier this week.
But he said the developer will pursue partnerships with nearby courses to provide “residents with VIP membership programs. So if somebody want that golf opportunity, it will be available,” he said.
