My client is in contract to buy his first house EVER and I was able to negotiate for him the following:
Seller pays all his closing costs, replaces the furnace, puts in a new water heater, provides a clear termite letter, and he gets a one-year home warranty on the house.
Total value that this saved my client? Roughly $9000 that he would have had to pay out of pocket in addition to his down payment.
Don’t just hire the first agent you meet. Find out if they are a skilled negotiator, if they will fight for you, and if it’s not a good fit move on to someone who is right for you.
