These numbers don’t lie, folks! It is a CRAZY seller’s market. Cherokee County home values are going up dramatically. That’s great for homeowners! But it is so hard to help a first time buyer find a house when there are 20 offers on it in two days going over the asking price.
Average time to sell is 45 days, start to finish. Prices are up 12% since February of last year county-wide. Homes in the entry level price point (less than $200,000) typically sell in 30 days. Homes between $200-500k sell in about 60 days.
The average sales price is now $260,485. Last year it was only $229,280. That’s a huge jump. The typical home in Cherokee County sells for 99% of the asking price when priced at fair market value to begin with.
